Inwil Village Development Project
In the village of Inwil near Baar, Green4 AG is leading the development of a modern housing complex featuring a smart energy management system from smart-me. In the eight residential buildings, in addition to electricity billing through a group for self-consumption (CSC), all heating, cooling, and water data are digitally recorded and billed to residents in a fair and transparent manner using a consumption-based energy and water cost billing system (VEWA).

Energy Control
With the help of smart-me , a central building management system can provide comprehensive monitoring and control of heat pumps, solar power systems, heating, ventilation, shading, blinds, and charging stations, taking weather conditions and forecasts into account. The interaction of all these components enables sustainable and cost-efficient energy use in all buildings.

A Digital Energy Center
All energy data is collected via smart-me devices and a Wi-Fi network implemented by Green4. Electricity is measured precisely using smart-me Telstar meters, while heat, cooling, and water meters transmit data to the cloud via smart-me M-Bus Gateway . The measurement infrastructure is centrally set up and managed in the web portal, allowing consumption data, costs, and visualizations to be viewed at any time. After initial configuration, consumption data is automatically processed—in compliance with legal requirements (VEWA)—into a PDF invoice that can be paid quickly via a QR code.
Costs for heat, water, and cooling are allocated in accordance with industry standards, based on a ratio of fixed to variable costs established by the owner. Fixed costs cover pipeline and circulation losses as well as the residential location and are allocated to all tenants based on their living area. Variable costs are based on the actual consumption for each living area and are reported individually.
In housing developments such as Inwil Dorf, a ratio of 30% fixed costs to 70% variable costs is applied. A separate heating and water system accurately measures data using dedicated meters. When tenants move in or out, daily-level billing statements are generated with just a few clicks, and new residents receive an accurate bill for their costs in the next billing cycle.
smart-me VEWA billing also supports combined heating, hot water, and cooling systems.

All energy data is available via API for use in other applications, such as a Loxone smart-home system or an external visualization tool.
- E-Mobility – Easy to Integrate
The Pico charging stations, also from smart-me , can be integrated directly into the smart infrastructure. They provide MID-certified data for billing via CSC and can dynamically regulate power consumption via the smart-me MLM. When integrated with the eCarUp backend, publicly accessible visitor parking spaces can also be automatically billed via credit card.
- Real-time energy data
smart-me provides the data at a very high resolution; electricity consumption can even be viewed in real time. This also makes it possible to optimize self-consumption—without any additional hardware—either directly via "if/then" actions or via an interface with any third-party system.
- Uninterrupted Data Availability
All data is stored in the cloud and is therefore available at any time, including historical data. In the event of brief Internet outages, local storage on the devices ensures uninterrupted data availability.
- Absolute Data Sovereignty
The owner retains full control over all energy data, which only the owner can view and manage. Tenants are granted access to their individual energy data through separate accounts.
