CSC At STWEG: The Smart Multi-Energy System in Field 37
Building 37 is part of a large development and is the only building on the site that was constructed as a “ CSC .” The 18 condominium owners are relying on a smart multi-energy system from smart-me, which co-owner Stefan Fischer initiated in 2023 during the construction phase.
In addition to 172 PV modules, smart meters (smart-me , 3-phase meters Telstar 80a& CT, M-Bus Gateway ,Sirius ) ensure maximum transparency for electricity, heat, and hot and cold water. Residents can view their consumption data in real time at any time, while the property management benefits from efficient billing (smart-me , autobill / VEWA-compliant) at the touch of a button.
Since 2026, an additional battery storage system has been optimizing the system: Throughout the year, solar power is stored directly in the home instead of being fed back into the grid at low rates. The battery draws power from the low-rate period when necessary, and expensive “ peak load(s) ” are deliberately avoided. With dynamic pricing models, it will become even more cost-effective for the owner in the future. Even the largest energy consumers are intelligently controlled, making Feld37’s energy management system a thoroughly sophisticated solution. With a self-sufficiency rate of 55% and an self-consumption rate of 85%, the project impressively demonstrates the potential of modern, connected energy solutions and serves as a trailblazing example for the industry.
Pioneer of the Energy Transition
Amid this entire development, Feld 37 is the only building that consistently relies on its own solar power and efficient battery storage. As such, the building is breaking new ground as a condominium association. Given the need for an energy transition, however, this forward-looking combination should no longer be merely exemplary—it should define today’s standard for sustainable living.
The Ideal Setup
An apartment building equipped with solar panels and battery storage provides the ideal foundation for a sustainable energy supply. This smart combination makes it possible to precisely coordinate electricity generation, grid consumption, and storage. This is particularly lucrative, since utility providers operate with peak and off-peak rates on a daily basis. This allows you to maximize self-consumption and save money.
Smart Control
Over a 24-hour period, the perfect synergy becomes evident: During the day, solar power is consumed directly, while excess energy charges the battery. This cuts down on peak load(s) and drastically reduces expensive grid purchases. In the summer, the building is nearly self-sufficient. If the battery level threatens to fall below 20%, it is proactively and automatically recharged during off-peak hours when rates are lower.
Measurable Success
The direct comparison for Field 37 clearly demonstrates this success. Without storage, electricity consumption from the grid remained very high in 2025 during the expensive peak-rate periods. Today, thanks to the battery, unavoidable residual electricity is purchased almost exclusively during the low-cost off-peak hours. The smart storage system strategically shifts electricity consumption to low-cost hours, thereby reducing costs.
Official Recognition as a SmartGridready Pioneer
The apartment building at Feld 37 in Seewen (SZ) is also setting new standards nationwide: It is one of the very first buildings in Switzerland to be awarded the prestigious SmartGridready building label. As such, the apartment building serves as a pioneering reference project for smart load management.
Energy Management Made Easy: The " smart-me " Cloud and App in Action
At the heart of the system is the energy management system from smart-me. All data is aggregated using 26 Telstar 80A MID electricity meters and the smart-me cloud connection. Thanks to live monitoring, owners can view real-time consumption of electricity, heat, and water directly via the app or the web portal. Billing can also be fully automated upon request using autobill —including collection—or via smart-me Billing.
From the " CSC " vision to reality: Skepticism gives way to enthusiasm
The biggest hurdle in a pioneering project like this often lies not only in the technology, but also in getting all the condominium owners on board. After all, getting started requires a certain amount of initial investment. However, Stefan Fischer, the project’s initiator and co-owner, managed to win over the homeowners’ association in a remarkably short time. With his in-depth expertise and clear reasoning, he was able to silence even the last remaining skeptics.
Anyone who thinks that setting up such a system is like a complex IT project on a construction site is mistaken. Thanks to a competent smart-me partner on site, the installation went absolutely smoothly and without any complications.
Reality soon proved that the courage to innovate pays off: By the time the first annual financial statements were released—and the impressive figures were revealed—enthusiasm had taken hold within STWEG.

CSC In Practice: Costs, Payback Period, and Degree of Self-Sufficiency (through 2025)
The implementation of the " CSC " in Field 37 yielded impressive results as early as 2025: With an annual total consumption of 50,508 kWh and solar energy production of 34,150 kWh, the system achieved a remarkable self-consumption rate of 67% and a self-sufficiency rate of 45%.
The total installation costs amount to CHF 96,500.00. These costs consist of the PV system (CHF 55,000.00), the upgrade to the service connection (CHF 23,000.00), the roof fall protection system (CHF 6,000.00), and the CSC private metering with smart-me (CHF 15,250.00). Thanks to savings on grid electricity, this investment will pay for itself in about 9 to 12 years (even faster starting in 2026 with the battery storage system). In addition, the smart-me CSC model is significantly more cost-effective over a 25-year period than the standard practice model offered by local energy providers.

Solar Power & Self-Consumption
The solar power system covers the majority of the electricity needs of the apartments (26,941 kWh), common areas (14,551 kWh), and charging stations (9,016 kWh). Depending on user behavior, the apartments achieve a self-consumption rate ranging from 26.9% to 45.2%. This results in significant savings—for example, CHF 343.00 per year per apartment.

E-mobility is seamlessly integrated into the " CSC" system. 10 Pico electric charging stations (MID) power the electric cars. The integrated load management system requires no additional costs or hardware installation. Intelligent solar optimization efficiently allocates excess PV power.

Digital Water Meters via the Cloud
Cold and hot water usage is tracked with high precision using state-of-the-art M-Bus and LoRa technology. Clear heat maps in the smart-me cloud provide a transparent visualization of individual user behavior. This allows residents to easily analyze their water usage and optimize it in a targeted, sustainable way.
